Oh, the dreaded Home Inspection! While the NC Offer to Purchase document states that a buyer agrees to purchase the home “as is”, it is not that simple.
One question I get asked often – “What if it doesn’t pass inspection?”. There is no such thing as an inspection “passing” or “failing”. While a home inspection is not required, it is absolutely highly recommended. Not only will an inspector point out “defects” of a home, it will come with valuable information – age of systems, where the main water shut off is, etc.
Often times the most stressful part of a transaction is navigating through negotiations on repair requests.
And as your REALTOR®, it is my job to navigate through that process with you.
