It is 2024 – Are we still seeing multiple offers in Cabarrus County? In some cases, yes. If you find a home that is in a popular location, move in ready, and priced correctly, chances are you may find yourself in a multiple offer situation. Now, if you are a buyer getting ready to enter the market, please do not let that discourage you. I am not seeing 2021-2022 type multiple offer situations. Instead of 20-30 offers, you may be up against 2-3. And thankfully buyers aren’t willing to give up their left kidney anymore either!
I have buyers that wound up in a multiple offers situation this weekend. They were looking to be anywhere within 30 minutes of Concord, with a little bit a land. As soon as I knew they were going to want to place an offer, and knowing there was already 2 offers in, I immediately called the agent to start a rapport. I asked what was important to the sellers. Turns out, they were hoping for a quick close and a short leaseback. Did any of the other agents bother to ask? Did the other agents know about this? Now, don’t get me wrong – the buyers’ offer was strong, so perhaps they would’ve “won”, regardless of whether we added this to the contract. But you’d be surprised how many agents don’t call the listing agent first, to open the line of communication.
